If I may be frank for a moment... here are a few more thoughts...

If, however, you are calling different agents just to get them to do a Comparative Market Analysis (CMA) and you plan on choosing your listing agent based on the commission quoted and/or the highest sales price quoted, please don't call me. ...yes, that's what I said. Please don't call Toni at TradeMark Realty.

With regard to the fee, please know that the listing agent does not keep the whole commission as there are usually four entities that split that fee. They are (usually): the listing agent, the listing agent's broker, the selling agent, and the selling agent's broker. With regard to the agent who quotes the highest "asking price," please know that anyone can pull a figure out of the air in order to get the listing. But, also know that no agent can control the market. It is the market that determines your (eventual) sales price. The property will sell at the "market price," whatever that may be, which may not be the "asking price." And, those of us who take the time necessary to do a thorough CMA, complete with all the research, will quote the optimum market price range and base it on actual comparable "solds," not pie-in-the-sky figures complete with rose-colored glasses. It is then, up to you, the seller, to determine whether the time is right to sell. Further, you should never let anyone pressure you into selling when it is not the right time for you - period.

To clarify further, as you, I work for a living, and real estate is my job. In addition, TradeMark Realty, Inc. is not a "discount brokerage," and I do not wish it to become known as one. Therefore, TradeMark does have a minimum commission rate that is higher than the discount brokerages. This policy ensures a decent pay-out offer for TradeMark's colleages as well as paying for overhead, staging efforts, web-site costs, and various other advertising costs and marketing efforts for our serious sellers, etc. If you would rather pay 0% Real Estate commissions , then please do click the link, and good luck with your effort. All I ask is that you please give me a call when you need a Broker to SELL your property at the optimum price and within the timeframe you prefer, rather than just LIST your property and wait.. sometimes endlessly, for another agent to come up with a buyer and actually sell it.

And, just for further information, those who list their properties at higher than market rate are usually the properties that eventually sell for below market rate because of the days on market... remember? ...when your listing agent was waiting for another agent to come up with a buyer? ..and pressuring you to drop your price?
